So, I got a phone call this morning. One about an offer.

I've got a house.

There's the regular round of inspections and things to go through, but...

You're definitely owed one. I need to figure out when it can happen. I'd be all for piling everybody in immediately, but there are still people, like, living there at the moment.

But there's going to be a nice long house inspection late next week, to which either or both of you could be cordially invited. It's likely to be during business hours, though, which is likely to be a problem at least for you, Rachel.

It may be at nine in the morning, so that may work for Brian.

But yeah, I need to find a way to let more people see it. *After* I move in is easy -- among other things, I need to have a port party :-) But that may not be until the new year.

It looks like I will be trying out telecommuting a week from tomorrow, so I could slip away for a quick tour.

Also, if it is at 9, I might be able to arrange to come in late even if it isn't on Friday.

So let me know when you do the inspection and stuff and if I can, I will go.

Hey, I think it's totally cool that you're taking your friends and loved ones to inspect your house, but (unless you know more about construction than I think you do) you may also want to consider hiring a home inspector to come with you and take a look around.

I don't know what kind of inspections California law requires. We only had to have a bug inspection. No site survey, nothing else like that. On the up side, we had our dad's (one contractor and one rental property owner) who are both able to look and tell us stuff like "you'll need to get your electrical service upgraded" and "there are no problems with your foundation" and stuff like that.

Maybe I'm paranoid, but I've been doing research on construction defect claims all day, and california seems to be one of the states that has a lot of problems, especially with newer construction.

When was your house built?

It was my impression that typically the bank requires a home inspector to do the inspection, since they don't want to repossess an unsound house.

Consider a structural engineer if the house is old or you suspect it to be structurally damaged.

Actually, new construction has a whole heap of problems of it's own, especially in California and Florida. Like, brand new houses that just got built last year. In a lot of cases, older houses are build more soundly than new ones. Either way, I'd have someone of my choosing inspect the place.

The inspection next week does involve actual professional inspectors, not just me and friends. Need to make sure that includes inspection of foundation, though.
